Slade Lane Mixed-Use Development

CONYGAR-logo-webAXIS led a comprehensive team of consultants in the preparation and submission of an Outline application for 729 residential properties and a 100,000sq.ft Sainsbury’s superstore, on the outskirts of Haverfordwest. A detailed planning application was also submitted simultaneously for the retail unit, together with all necessary on-site and off-site facilitating infrastructure. Both applications were supported by EIA.

Valued at circa £106M, the development would introduce a valuable addition to the retail offer in the town and, at the same time, bring forward Pembrokeshire’s largest allocated residential site.

Adding circa £13M GVA per year into Pembrokeshire’s economy and creating approximately 500 full and part-time jobs, this project will help sustain Haverfordwest’s role as a sub-regional centre.

On the 3rd September, Pembrokeshire County Council’s Planning and Rights of Way Committee unanimously approved the applications, subject to a Section 106 Agreement; the terms of which had already been settled.

Following the signing of a Section 106 Agreement, on 31st January 2014 Pembrokeshire County Council’s Planning and Rights of Way Committee officially granted planning permission for the two planning applications for retail and residential development on land at Slade Lane, Haverfordwest.

It is envisaged that construction works will commence on site in the third quarter of 2014.

Javelin Park Energy from Waste Facility

AXIS supported Urbaser Balfour Beatty (UBB) in the planning and design of their solution for the Gloucestershire County Council’s residual waste contract. UBB were awarded the contract by the Council in 2012 and are proposing to build an Energy from Waste plant that would manage 190,000 tonnes of Gloucestershire’s residual waste per year.

AXIS was responsible for the preparation of the planning application and undertook an Environmental Impact Assessment for the development. The EfW facility consists of reception hall, bunker hall, boiler hall, air pollution control system and an education and visitor centre. The design also includes a facility to process the ash which results from the EfW process into a recycled aggregate which can then be used in the construction industry. The proposed solution would result in over 90% of the incoming residual waste being diverted from landfill.

The development is currently going through the planning appeal process with a decision expected in mid-2014.

Meir Primary Care Centre

logo--webAXIS prepared a detailed Transport Assessment and Travel Plan to support the development of a new £11m Primary Care Centre development serving the Meir area of Stoke-on-Trent. The facility brings together six existing local GP surgeries onto one site, along with other supporting primary care practitioners including a base for local district nursing and other peripatetic staff. The project represents a landmark development at the heart of the Meir District Centre and provides almost 3,000sqm of floor space.

To support the project AXIS undertook a travel survey exercise of almost 900 staff / patient respondents. The results of this survey formed the basis of a package of Travel Plan measures to help manage travel demand to the site and allow the building of a bespoke patient demand model and car parking profile. AXIS work also included local network capacity modelling and discussions with the Highways Agency with regard to impact on the nearby A50 trunk road corridor.

Nestle Water Bottling Plant

As lead landscape architects AXIS helped Nestlé secure planning permission for a new bottling plant for its Buxton Natural Mineral Water. The 17 acre greenfield site to the North East of Buxton was officially opened in march 2013 by Nestlé S.A. CEO, Paul Bulcke and Nestlé Waters CEO, John J Harris with Environment Minister Lord de Mauley. The £35m development uses Derbyshire dry stone walls to reinstate historic field patterns on one side of the building and on the  other contemporary dry stone walls and gabions. Surrounded by the Peak District National Park the undulating and sinuous landscape is reflected in Derbyshire stone filled gabions and wildflower terracing and echoed in the building design. Landform is creatively used to help screen the visitor and staff car parking from the adjacent A6.

Global Research HQ

Astra-Zeneca-logo---for-webAlderley Park is AstraZeneca’s largest research site, located amongst over 160 hectares of woodland and historic parkland in Cheshire. AXIS was commissioned to prepare a landscape strategy to guide a major investment programme and has subsequently undertaken several hard and soft landscape design commissions to complement a number of major development projects, including new laboratory blocks, offices and leisure facilities.

Holyhead Waterfront

AXIS secured planning permission for a comprehensive mixed-use development on 1.2km of Holyhead’s waterfront at Newry Beach and Porthyfelin.

Comprising of a 500 berth commercial marina, 353 residential units, an 80 bedroom hotel, circa 40,000sq.ft of commercial/retail floor space and other ancillary development, the project seeks to stimulate the regeneration of the Town of Holyhead and is being promoted by a joint venture company consisting of The Conygar Investment Company PLC and StenaLine, the owners and operators of Holyhead Port.

Presented as an Outline planning application to Ynys Mon Council, the submission, prepared and compiled by AXIS, was supported by a comprehensive planning statement and environmental impact assessment addressing the potential effects of both terrestrial, inter-tidal and sub-tidal development.
